Be'er Ya'akov is a small town in the Central District that has been transformed over the last fifteen years by new construction, and it remains priced well below the cities on either side of it. It is on the main railway line, ten minutes from Rishon LeZion and Ness Ziona, and the train to Tel Aviv takes around twenty-five minutes.
Most of what is for sale here was built recently. That means a mamad as standard, lifts, underground parking and none of the renovation bill that comes with older stock elsewhere in the centre — which is precisely the specification an overseas buyer wants and rarely finds at this price.
The counter-argument deserves stating plainly: this is a town, not a city, the English-speaking community is small, and the amenities are not those of Ra'anana or Modi'in. What follows is the ground-level picture, including that trade-off.
