Efrat is described to buyers as a single place and lived in as seven. The neighbourhoods run along a ridge, they were built in sequence, and the distance from one end to the other is a great deal further than people expect from the map.

So the camera runs the length of it, and then drives the road to Jerusalem at a real hour rather than a convenient one.

The one thing a drive through Efrat will not answer

Everything in this film is above ground. The things that actually differ about buying here are on paper: which lenders will finance, what the insurance terms look like, the planning status of the specific property, and how wide the resale pool is. None of that is visible from a car.

Efrat is over the Green Line, and we say so plainly on every page about it. That is not a judgement, it is a set of practical consequences — and they should be settled with a lawyer who works in this specific market before you make an offer, not after.

How far is Efrat from Jerusalem?

Around twenty to twenty-five minutes by road via route 60 and the tunnel road outside peak, with frequent buses. The commute test films it at 07:45 in both directions.

How spread out is Efrat?
