What a Florentin drive actually shows you
Florentin is bought on price relative to central Tel Aviv and on the expectation that renewal will change it. Both are reasonable positions. Neither survives contact with a listing photograph, which cannot convey a metalwork shop at seven in the morning or a bar street at one.
The drive runs it in daylight and the films run it at night, because in this quarter the hour you visit decides what you think of it.

The one thing a drive through Florentin will not answer
Noise here is not incidental — it is the reason the price is what it is. Workshops start early on some streets and bars run late on others, and the two are rarely the same streets, which means an address can be quiet at midnight and loud at seven or the exact reverse. A daytime viewing tells you almost nothing.
The renewal expectation is the other thing to price carefully. Some schemes here are genuinely moving; others have been discussed for years. Buy the building as it stands, establish the stage with documents, and treat any transformation as upside rather than as the plan.

Character, stock and noise. It is a mixed-use quarter with workshops, nightlife and older small units, and the discount reflects all three.
Is it noisy?
In parts, yes — and which part matters. Some streets are loud early because of workshops, others late because of bars. We film both hours separately for that reason.
What is the stock like?
Skewed small, in older buildings, alongside new development. It functions largely as a rental market rather than a family one.
Is renewal changing it?
In places. The stage of any specific scheme is the thing to establish with documents rather than accept as a description.
Is there an official average price?
Not at neighbourhood level. We work from recorded transactions, and the variation between streets here is significant.
Would you buy here from abroad?
Only after seeing footage of the specific street at both the early and the late hours. This is not an area where a daytime photograph tells you what you need to know.
