Netanya is two cities. The southern neighbourhoods are planned, modern and sold hard to buyers abroad; the centre and the north are an ordinary working Israeli city with far older stock and far lower prices, in some of the best positions on the coast.

The one thing a drive through Netanya will not answer
A weekday film cannot show you seasonality, and in Netanya that matters more than in any other Israeli city on this channel. A high share of the southern stock is second homes, and the difference between a building in August and the same building in February is something residents will tell you about and a camera will not.
So watch the drive for the streets and the positions, then ask about occupancy in the specific building. If you are buying to let rather than to visit, that answer changes the yield more than the price does.

Which part of Netanya is best for English speakers?
Ir Yamim and Agamim in the south attract the most overseas and second-home buyers; Poleg and Ramat Poleg suit families wanting lower-rise living; the seafront and Nitza carry long-standing Anglo and French communities; Kiryat Hasharon offers more space away from the sea.
How long is the commute from Netanya to Tel Aviv?
About half an hour by train on the coastal line, with frequent services. The commute test films it platform to platform at the morning peak.
Is Netanya cheaper than Tel Aviv or Herzliya?
Substantially, for comparable modern sea-facing stock. That discount is the main reason overseas buyers choose it.
Are the southern neighbourhoods mostly second homes?
A high share of ownership in Ir Yamim in particular is overseas, and parts of it are noticeably quiet out of season. Ask about occupancy in the specific building.
Where is the value in Netanya?
Kiryat Hasharon and the inland neighbourhoods for space per shekel, and the older seafront blocks where renewal is now active.
Is the seafront worth buying into?
The positions are exceptional and the stock is old, which is why renewal is happening. Whether you are buying a renewed building or one hoping for a scheme is the question that decides the price.
