What an Old North drive actually shows you
The Old North is the postcard version of Tel Aviv — white facades, trees, boulevards — and the version that reaches buyers abroad is almost entirely exterior. The interior reality is four flights of stairs, no parking, frequently no mamad, and a renewal scheme that may or may not be moving.
The drive runs the quarter street by street and the films go inside the question, because here the building matters far more than the address.

The one thing a drive through the Old North will not answer
Almost every photograph of this quarter is taken from the street looking up. The things that decide whether you can live in a specific apartment — the number of stairs, whether there is a lift, whether there is anywhere to park, whether there is a mamad — are all invisible from that angle, and all of them are common problems here rather than rare ones.
Renewal is the other question, and it is frequently oversold. A building described as 'in TAMA' may have permits in hand or may have had one owners' meeting three years ago. Ask for documents, price the building as it stands today, and treat the scheme as upside rather than as the plan.

What counts as the Old North?
Broadly the area north of the centre and south of the Yarkon, including the Basel quarter and the tree-lined boulevards, built largely from the 1930s onwards.
Do the buildings have lifts and parking?
Frequently not, and many have no mamad either. These three questions decide the practical liveability of an apartment here and they are invisible in the exterior photographs.
Is renewal changing the quarter?
In places, yes. The stage a specific building has reached is what matters, and it is often presented as further along than it is.
Why is it so expensive?
Location, character and demand. It is among the most sought-after residential quarters in the country, and supply is fixed.
Is there an official average price?
Not at neighbourhood level. We work from recorded transactions, and within this quarter the building matters more than the street.
Can I buy here remotely?
Yes, with footage of the actual staircase, the actual parking situation and the actual street — not of the facade. That is the diligence here.
