The Bauhaus city, and what it costs to own a piece of it
The Old North runs from Ibn Gvirol west to the sea and north to the Yarkon, and it is the Tel Aviv most overseas buyers picture: tree-lined streets, 1930s Bauhaus blocks, Basel, the Port and Rothschild's northern reaches. It is one of the most expensive residential areas in Israel.
It is also old. A great many of these buildings have no lift, no parking and no mamad, which is exactly why TAMA renewal has reshaped whole streets — and why the gap between a renewed building and its neighbour is enormous.

Walk, cycle, or wish you had parking
The Old North is flat, compact and superbly served on foot and by bike. A car here is mostly a parking problem.

Almost everything new here is TAMA: strengthening and enlarging existing blocks, or demolishing and replacing them. Whole streets have changed character as a result.
For a buyer this creates two markets side by side. Establish which you are in, and where a scheme is in progress or planned, have the agreement reviewed — it is part of what you are buying.

Photographs of the Old North are uniformly beautiful. Stairs, parking, street noise and whether the building has a scheme are all invisible in them and all decisive.
See it properly before you fly
Filmed neighbourhood files, uncut drives and walkthroughs do the work a viewing trip cannot: they show you the street at 8am, the walk to the shul, the building site next door and what the block actually backs onto.
Get the tax position straight first
What you pay in purchase tax depends on whether you buy as an oleh, as a resident, or as a non-resident — and on the Old North prices the difference runs to serious money. Settle it before you make an offer, not after.
Sort the mortgage from abroad early
Non-resident lending rules, loan-to-value limits and the paperwork Israeli banks want from foreign income all take longer than buyers expect. Start it in parallel with the search, not after you sign.
Understand what a power of attorney does and doesn't cover
You can complete a purchase in Israel without being in the country, but the scope of the authority you grant, and how it is executed and notarised where you live, is something to get right in advance.
Plan for owning it from where you live
Rental income, the tax track you elect, arnona, house committee, and who holds the keys when a tenant calls at 2am — the purchase is the short part; owning from abroad is the long part.

What is the Old North?
The area between Ibn Gvirol and the sea, running north to the Yarkon — 1930s Bauhaus streets including Basel, and one of the most expensive residential areas in Israel.
Do apartments here have lifts and parking?
Frequently not, in the unrenewed period blocks. It is the most common surprise for overseas buyers and the main reason TAMA renewal has reshaped whole streets.
What is TAMA 38 and why does it matter here?
The urban renewal framework under which older buildings are strengthened and enlarged or replaced, in exchange for additional building rights. It adds lifts, parking and a mamad, which transforms a period apartment's value.
Is it noisy?
It depends sharply on the street. Around the Port and the nightlife areas, yes, at hours a daytime viewing will not reveal.
Is the Old North a good rental investment?
Demand is deep and reliable, though yields are low relative to price. Verify what short-letting is permitted for the specific building before assuming that income.
Can I buy here from abroad?
Yes. Check stairs, parking, running costs and the building's renewal status specifically, and settle your purchase tax band and non-resident mortgage terms first.
