Sderot real estate: buying a home from abroad

The Sderot area profile, real drive-through footage, market analysis and every new development — filmed on the ground, so you can see the town, the streets and the building sites before you ever land.

A town that has to be understood before it is priced

Sderot sits in the western Negev close to the Gaza border. Its property market cannot be discussed honestly without the security context: the town has lived under rocket fire for two decades and was directly attacked on 7 October 2023, and both the population and the market have been shaped by that.

Prices here are among the lowest in the country, there has been significant national investment in the town, and there are buyers — including returning residents and people committed to the area — for whom it works. We are not going to package that as an investment opportunity. If you are considering Sderot, the security position is the first question, not a footnote, and it is one you must weigh for yourself with current information.

Getting in and out

Southern roads

Sderot is connected by road and rail to the wider south, though this is not a commuter market in any conventional sense.

To Beer ShevaReachable by road, and a regional centre for employment and services.

We film the commute rather than quoting it: the drive-through strand includes timed runs from Sderot at real rush-hour times, not off-peak best cases.

Projects

New construction and off-plan in Sderot

There has been substantial national investment and building in Sderot, with modern protected-space standards throughout new construction.

Anyone buying here should verify the protected space in the specific property, its condition and its compliance, as a first-order question rather than a detail. Standard off-plan checks also apply.

Market analysis

What apartments in Sderot actually cost

Sderot is not in the CBS eighteen-city series. Prices are among the lowest in Israel, and they reflect the town's position.

We are not going to present that discount as an opportunity. It is a market where the non-financial considerations dominate, and where anyone weighing a purchase needs current information rather than a page written months earlier.

Not in the CBS eighteen-city series. Security considerations here are the primary factor, not a footnote — seek current information before acting on anything written here.

Remote purchase

Buying in Sderot without being in Israel

If you are looking at Sderot from abroad, the questions that matter are protected space, current conditions and your own tolerance — not yield.

  1. See it properly before you fly

Filmed neighbourhood files, uncut drives and walkthroughs do the work a viewing trip cannot: they show you the street at 8am, the walk to the shul, the building site next door and what the block actually backs onto.

  2. Get the tax position straight first

What you pay in purchase tax depends on whether you buy as an oleh, as a resident, or as a non-resident — and on Sderot prices the difference runs to serious money. Settle it before you make an offer, not after.

  3. Sort the mortgage from abroad early

Non-resident lending rules, loan-to-value limits and the paperwork Israeli banks want from foreign income all take longer than buyers expect. Start it in parallel with the search, not after you sign.

  4. Understand what a power of attorney does and doesn't cover

You can complete a purchase in Israel without being in the country, but the scope of the authority you grant, and how it is executed and notarised where you live, is something to get right in advance.

  5. Plan for owning it from where you live

Rental income, the tax track you elect, arnona, house committee, and who holds the keys when a tenant calls at 2am — the purchase is the short part; owning from abroad is the long part.
