Why this drive exists

What an Agamim drive actually shows you

Agamim is the southern Netanya quarter that gets the least overseas attention, largely because it does not face the sea. What it has instead is parkland, larger family layouts and a resident population rather than a rotating one.

For a family intending to live in Netanya rather than visit it, that distinction matters more than a sea view, and the drive is built to show it.

The residential streets

Newer blocks with modern layouts, parking and mamadim, filmed slowly so the density is honest.

The park

The green space and water features the quarter is built around, filmed at a normal morning rather than quoted as an amenity.

Schools and family provision

What is actually here for children, and how far they walk to it.

The boundaries

Ir Yamim to the west and Poleg to the north, crossed on film, because the three are constantly conflated.

The route, stage by stage

The run through Agamim

One continuous pass across the quarter. Times are from the start of the film.

  2. The main internal streets 02:30

The spine of the quarter at a normal hour.

  3. The park and the lakes 05:30

The green space the neighbourhood is named for, filmed properly.

  4. The residential blocks 08:30

Modern stock, filmed slowly, with the parking picture as it is.

  5. Schools and playgrounds 12:00

At the school run, so the traffic and walking distances are honest.

  6. The commercial provision 14:30

What exists here for daily needs, and what you drive for.

  7. The Ir Yamim boundary 16:30

Crossed on film, because the two quarters are priced differently.

The one thing a drive through Agamim will not answer

Agamim is the part of southern Netanya bought by people who live here, which sounds like a small distinction and is not. A quarter with resident families behaves differently from one with a high proportion of second homes — the streets are busier out of season, the schools are fuller, and the resale market is domestic rather than international.

That cuts both ways. It means less of the empty-in-February feeling that affects seafront stock, and it also means you are competing with Israeli family buyers rather than overseas ones, on their terms and at their pace.

Asked about this drive

Agamim: questions from the footage

Is Agamim on the sea?

No — it sits inland of the coastal quarters, built around parkland rather than seafront. That is the main reason it costs less than Ir Yamim and attracts a different buyer.

Who lives in Agamim?

Predominantly resident families rather than second-home owners, which is the practical difference from the seafront stock next to it.

What is the housing stock?

Newer construction with modern layouts, lifts, parking and mamadim, in blocks aimed at families rather than at short stays.

Is it walkable?

Within the quarter, largely yes, including to the park and to several schools. For wider shopping and services you will drive.

Is there an official average price?

Not at neighbourhood level — official averages are published for cities only. We work from recorded transactions.

How does it compare with Ir Yamim?

Cheaper, inland, quieter and more residential. Ir Yamim carries the sea, the towers and a much higher proportion of overseas ownership.

Seen the streets. Now the numbers.

The drive is one part of the Agamim file. The area profile, the quarterly market analysis, the current projects and the remote purchase guide are all filmed and written to the same standard.
