Why this drive exists

What a Hashmonaim drive actually shows you

Hashmonaim is small, almost entirely houses, and heavily English-speaking — a combination that exists in very few places in Israel and that families search for specifically.

The drive covers the whole community and shows the two constraints that decide whether it works: how little comes to market, and how much of daily life runs through Modi'in next door.

The houses

Private homes with gardens across almost the whole community, which is the entire product here.

Community

An unusually high concentration of English speakers, with institutions built around them.

Supply

Very little turnover. What comes up and how fast is the dominant practical question.

Access

Modi'in minutes away for services and rail, and the roads to Jerusalem, filmed at real hours.

What film cannot tell you

The one thing a drive through Hashmonaim will not answer

Hashmonaim sits beyond the Green Line, and that has practical consequences a buyer from abroad should establish before anything else: a narrower pool of lenders, insurance terms that differ from those inside the line, and a resale market that is smaller and more specific. None of that is a judgement on the place. It is a set of facts to check with your own lawyer and your own bank before you commit, not afterwards.

The other constraint is supply. This is a small community where houses turn over rarely and largely among people already in the area. If it is your target, arrange your finance and your lawyer before you start looking — the properties will not wait for you to organise yourself from abroad.

Asked about this drive

Hashmonaim: questions from the footage

Is Hashmonaim mostly houses?

Almost entirely private homes with gardens, which is the principal reason families choose it over an apartment elsewhere.

How strong is the Anglo community?

Among the highest concentrations of English speakers anywhere in Israel, with institutions built around that population.

What should I check about the position?

Financing, insurance and resale specifically — a narrower lender pool, different insurance terms and a smaller resale market. Verify each with your own bank and lawyer.

Where do residents get services?

Largely Modi'in next door, which supplies shopping, rail and much else. The community itself is small.

Is there much to buy?

Rarely. Turnover is low and often local, so a remote search needs to be organised in advance rather than reactive.

Is there an official average price?

No — it is not in the CBS eighteen-city series. We work from recorded transactions.

Seen the streets. Now the numbers.

The drive is one part of the Hashmonaim file. The area profile, the quarterly market analysis, the current projects and the remote purchase guide are all filmed and written to the same standard.
