Driving through Herzliya
Two cities sharing one name, filmed end to end at normal speed — Pituach, the marina, the tech park, then across the highway into Nof Yam, the centre and Herzliya Bet. Filmed in one run because the price gap between the two halves is the single most important thing about this city.
What a Herzliya drive actually shows you
Overseas buyers are shown Herzliya Pituach and told it is Herzliya. It is not; it is the coastal quarter west of the highway, and the city east of that road is a different market at a fraction of the price with the same station and the same jobs.
So the camera crosses the highway, several times, and films both sides properly.

The marina, the villas, the embassies and the office park — and the parts of it that are quieter than the marketing suggests.

The eastern city: ordinary streets, ageing stock, heavy renewal, and prices that bear no relation to the coastal side.

The one thing a drive through Herzliya will not answer
The film settles what Pituach costs relative to the rest of the city. It cannot tell you whether the address is worth the multiple to you. Some buyers want the marina, the low density and the specific social world attached to it, and for them the premium is the product rather than an overpayment.
What we will say plainly is that almost nobody markets the eastern neighbourhoods to buyers abroad, and that is a fact about the marketing rather than about the property. Watch the second half of the drive before deciding the first half is the only option.

What is the difference between Herzliya and Herzliya Pituach?
Pituach is the coastal district west of the highway — marina, beaches, villas, embassies and the tech park — and one of the most expensive addresses in Israel. Herzliya proper, east of the highway, is an ordinary central-Israel city at far lower prices with the same station and jobs.
How long is the commute from Herzliya to Tel Aviv?
Around twelve to fifteen minutes by train from Herzliya station, with frequent services. The commute test films it platform to platform including the walk at each end.
Where is the value in Herzliya?
The eastern neighbourhoods, including Herzliya Bet, where ageing stock is being replaced through renewal at a fraction of coastal prices.
What is happening at Nof Yam?
Considerable redevelopment of sea-facing blocks north of the marina, which is where much of the city's current supply is concentrated.
Is Pituach worth the premium?
It buys the marina, the beaches, low density and a specific address. Whether that is worth a multiple over an apartment ten minutes east is a question about what you want, not about value per square metre.
Can I buy in Herzliya from abroad?
Yes, and Pituach in particular is heavily marketed to overseas buyers. Watch the eastern half of the drive before concluding it is the only part of the city worth looking at.
