Driving through Holon

Large, practical and directly south of Tel Aviv, with a bigger price gap to the city than the distance suggests. Filmed across the older neighbourhoods, the newer quarters and the industrial edge.

Why this drive exists

What a Holon drive actually shows you

Holon is a working city rather than a marketed one, which means the stock ranges from tired older blocks to entirely new quarters, and nobody is packaging any of it for buyers abroad.

The drive runs the range in one pass and spends time on the renewal blocks, because that is where the price is and where the risk is.

The older neighbourhoods

Where much of the renewal activity is concentrated, and where the biggest gaps between price and condition appear.

The newer quarters

Recent construction with modern layouts, parking and mamadim, at a different price level entirely.

The centre

The commercial core and the cultural institutions, filmed at a normal hour.

The industrial edge

The employment areas, which explain the rental demand and also which streets you may not want to live on.

The route, stage by stage

The run through Holon

One continuous pass across the city. Times are from the start of the film.

  1. In from Tel Aviv 00:00

Across the boundary, so the change in price level has a visible location.

  2. The older neighbourhoods 03:00

Where the renewal activity is concentrated, filmed slowly.

  3. The centre 07:00

The commercial core and the cultural institutions at a normal hour.

  4. The newer quarters 10:30

    Recent construction and modern stock.

  5. The schools and parks 14:00

Filmed at the school run, so the traffic is honest.

  6. The industrial areas 17:00

The employment edge, and the streets that sit against it.

  7. The southern neighbourhoods 19:30

The quieter end, and what it costs relative to the north.

  8. Out to the Ayalon 21:30

The exit route at a real hour.

The one thing a drive through Holon will not answer

Holon is where a lot of overseas money goes looking for yield, and yield here is a property-by-property question rather than a city one. The gap between a renovated flat on a quiet street and an unrenovated one two streets away is far larger than any city average implies.

Renewal is again the central issue in the older neighbourhoods. Establish the stage with documents. If the scheme is the reason for the purchase, you are speculating on a planning process, and it should be priced that way.

Asked about this drive

Holon: questions from the footage

Why is Holon cheaper than Tel Aviv?

Position, stock age and character. It is a working city directly south of Tel Aviv with a wide range of housing, much of it older.

Is there renewal activity?

Yes, concentrated in the older neighbourhoods, and it is the main pricing variable there. The stage a specific building has reached is what matters.

Is it a good rental market?

There is genuine underlying demand, helped by the employment areas and the proximity to Tel Aviv. Yield remains a question about the specific property and its costs.

Is there an official average price?

Yes — Holon is one of the CBS eighteen cities. Given the range within it, use the figure only as a direction of travel.

What is the newer stock like?

Modern layouts with parking and mamadim, in the newer quarters. It prices and behaves quite differently from the older neighbourhoods.

Is there an Anglo community?

Not a concentrated one. Buyers here are usually investors or families choosing value and position.

Seen the streets. Now the numbers.

The drive is one part of the Holon file. The area profile, the quarterly market analysis, the current projects and the remote purchase guide are all filmed and written to the same standard.
