What a Rishon LeZion drive actually shows you

Rishon is large enough that the city name is close to useless as a description. West Rishon is planned, modern and near the sea; the eastern side is an older working city with a very different price level and a very different feel.

So the camera runs west to east in one piece, and the difference makes itself.

What film cannot tell you

The one thing a drive through Rishon LeZion will not answer

The film settles which half of the city you are looking at, and that is most of the job. What it cannot settle is renewal: the eastern side carries a great deal of ageing stock in various stages of scheme, and an approved scheme, a signed one and a rumoured one are three different assets on the same street.

So use the drive to pick the area, and get independent legal review of the specific building before you price in anything that has not been approved.

What is West Rishon?

The newer western neighbourhoods running towards the coast, where most of the modern apartment stock is: planned streets, contemporary layouts, mamad and parking as standard. It is a different market from the older eastern side.

How do you get from Rishon LeZion to Tel Aviv?

The Red Line light rail terminates in the city and runs through Tel Aviv, and there are rail stations on the network south of the city. The commute tests film rail and road on the same morning.

Is Rishon cheaper than Netanya or Herzliya?

For comparable modern near-coastal stock, yes, and it has a light rail connection into Tel Aviv that neither has.

Does Rishon LeZion have a beach?

Yes, on the western edge, and the projects nearest it are the premium end of West Rishon.

Is there an Anglo community?

Smaller and less organised than in Modi'in, Ra'anana or Beit Shemesh. Buyers here choose on value, stock quality and transport.

What should I check on the eastern side?

The renewal status of the specific building — approved, signed, proposed or nowhere. It changes value and timeline more than location does.
