What an Ir Yamim drive actually shows you
Ir Yamim reaches buyers abroad through more marketing than any other address in Israel — renders, sunsets and floor plans. What it rarely reaches them with is a car driving down the internal streets on an ordinary Tuesday in winter.
The drive does that, and shows the two things the brochures skip: which apartments actually have the view they are priced for, and what the towers look like when a good proportion of them are empty.
The towers
The high-rise stock filmed from the road, so the scale, the spacing and the aspect are visible rather than rendered.
The view
Where the sea view genuinely exists, and from which floors and aspects — this is the main price variable and it is not evenly distributed.

The one thing a drive through Ir Yamim will not answer
Two numbers decide whether this works as a purchase, and neither is on a brochure. The first is the building management charge — towers with pools, gyms, lobbies and security carry real recurring costs, and they are frequently not discussed until after completion. Ask for the actual figure on the actual building, in writing, before you commit.
The second is occupancy. A high proportion of ownership here is overseas, and that shapes how the quarter feels outside the summer. Some buyers find a quiet winter street exactly what they wanted; others find it disconcerting. Watch the off-season film, and if you can, come in February rather than August.

Why is Ir Yamim marketed so heavily abroad?
It is new, seafront, easy to present in renders, and sold largely through channels aimed at overseas buyers. Heavy marketing is not evidence of a bad product, but it does mean the version you have seen was assembled to sell.
Do all apartments have a sea view?
No, and the view is the dominant price variable here. Floor and aspect decide it, so insist on footage from the actual apartment rather than from the development.
What are the service charges like?
Substantial where facilities are extensive — pools, gyms, lobbies and security all carry recurring cost. Get the real figure for the specific building before committing.
Is the quarter busy all year?
Occupancy varies with the season given the level of overseas ownership. The off-season film exists precisely so you can judge that for yourself.
Is there an official average price?
Not at neighbourhood level — averages are published for cities only. We work from recorded transactions, which in a tower market means floor and aspect matter enormously.
Can I buy here entirely from abroad?
Many do. The diligence that matters is the specific apartment's aspect and floor, the building's management charge, and the developer or building's record — not the neighbourhood.
