What a Poleg drive actually shows you
Poleg is the part of southern Netanya that existed before the towers, and it reads completely differently from them — lower, greener, more residential, with a proportion of private houses that the newer quarters do not have.
It is also routinely blended with Ir Yamim and Agamim in overseas marketing, which does buyers no favours. The drive runs Poleg and Ramat Poleg on their own and then shows the boundary, so the difference is visible rather than argued.

The one thing a drive through Poleg will not answer
Poleg is sold to buyers abroad as part of 'south Netanya', bundled with Ir Yamim and Agamim, and it is not the same product. It is older, lower and more residential, with a different buyer and a different resale market. That is an argument for it or against it depending on what you want, but you should know which one you are buying.
The other thing film cannot show is building management. In mid-rise stock of this age, the difference between a well-run building and a neglected one shows up in the va'ad bayit, the reserve fund and the state of the systems — none of it visible from the street, all of it worth reading before you commit.
Poleg: questions from the footage
Is Poleg the same as Ir Yamim?
No. Poleg and Ramat Poleg are the established, lower-rise neighbourhoods to the north of the newer southern quarters. They are frequently bundled together in overseas marketing and they price and behave differently.
Are there houses in Poleg?
Yes — a meaningful proportion of private homes and cottages alongside the apartment stock, which is the main reason families choose it over the towers.
How close is the beach?
Poleg beach sits below the neighbourhood, and the walk varies substantially by street. We film it on foot from several starting points rather than describing it as 'near'.
What is the stock like?
Mostly mid-rise blocks with two or three decades behind them, plus houses. Condition and management vary block to block, so the building matters more than the neighbourhood here.
Is there an official average price?
No official figure exists at neighbourhood level — averages are published for cities only. We work from recorded transactions street by street.
