The one thing a drive through Yavne will not answer
The case here is modern stock at a price the centre cannot match, and the cost is distance. The commute is real and it is longer than the map suggests at the hours that matter, which is why both the road and rail runs are filmed at the peak rather than quoted.
The second thing to check is what the new quarters actually have on the ground versus what is planned. In a city building this fast, the gap between the two is where new arrivals are most often disappointed.
