Driving through Zichron Ya'akov
A restored founders' street, wineries, and sea views from the ridge. One of the most attractive small towns in the country — and not a commuter base for Tel Aviv in any daily sense.
What a Zichron drive actually shows you
Zichron sells itself on the founders' street and the view, and both are real. What varies enormously — and what decides the price — is exactly what a specific property sees from its own windows.
The drive runs the ridge deliberately, because a sea view here ranges from panoramic to a glimpse between two roofs, and the difference is a great deal of money.

The town is at its best in spring and summer, when the light is on the ridge, the wineries are busy and the sea is visible from half the streets. A great many overseas buyers see it exactly then. It is worth understanding what a wet, quiet, out-of-season week here feels like before you buy a second home on the strength of a July afternoon — and worth knowing that a meaningful share of the housing here is second homes, which changes how full the town feels at different times of year.

Is Zichron a commuter town for Tel Aviv?
Not in any daily sense. It sits roughly midway between Tel Aviv and Haifa, which means it is a long way from both. Haifa is the practical employment direction.
What does a sea view mean here?
It ranges from a full panorama to a glimpse, and it is the single biggest price variable in the town. This is why we film from multiple positions rather than describing it.
Is there a train station?
Not in the town. Binyamina station sits below the ridge and is the rail connection; the journey is filmed from there.
Is there an official average price?
No — Zichron is not in the CBS eighteen-city series. We work from recorded transactions.
Are many properties second homes?
A meaningful share, which affects how occupied the town feels in different seasons. It is worth knowing before you buy.
Is a car essential?
Yes, in practice. The town is spread across a ridge and the rail connection is below it.
