Savyon real estate: buying a villa in Israel's most expensive suburb

The Savyon area profile, real drive-through footage, market analysis and every listing of note — filmed on the ground, so you can see the plots, the streets and the setting before you ever land.

Large plots, old money, and almost no supply

Savyon is a small, deliberately low-density community east of Tel Aviv, built around large private plots, and it has been the most expensive residential address in Israel for decades. It is not a city and does not behave like one: there are a few hundred homes, transactions are rare, and each one is individual.

For a buyer from abroad it is a specific proposition — a villa on a substantial plot within reach of Tel Aviv and the airport, in a community with no apartment market to speak of and no realistic prospect of new supply.

Area profile

The neighbourhoods of Savyon, one by one

Savyon does not divide into neighbourhoods. What varies is plot size, position, the age and condition of the house, and whether a property is a rebuild candidate.

Getting in and out

Between Tel Aviv and the airport

Savyon sits east of Tel Aviv, close to the airport and to the main highway network, which is a substantial part of its appeal to internationally mobile households.

To Tel AvivA short drive outside peak via the eastern routes and the Ayalon.
Ben Gurion AirportMinutes away — one of the best airport positions of any prime residential address in Israel.
RoadsRoutes 4, 40 and 461 serve the area, with route 6 close by.
Public transportMinimal by design; this is a car-dependent community.
Within the communityQuiet residential streets, walkable but spread out.

We film the commute rather than quoting it: the drive-through strand includes timed runs from Savyon at real rush-hour times, not off-peak best cases.

Projects

New construction and off-plan in Savyon

There is effectively no new development here. What happens instead is replacement: older houses bought and rebuilt to contemporary specification, which is a major undertaking and the source of much of the market's activity.

A rebuild from abroad requires architects, engineers, permissions and a long timeline. Anyone considering one should assemble that team before buying the plot, not after.

Market analysis

What apartments in Savyon actually cost

Savyon is not in the CBS eighteen-city series and has too few transactions for averages to mean anything. Pricing is individual, driven by plot size, position and condition.

The practical guidance is to look at recorded comparables property by property, and to look seriously at Ganei Yehuda, Yehud-Monosson and Kfar Shmaryahu before assuming Savyon is the only option at this level.

Savyon is not in the CBS eighteen-city series and transaction volumes are very low. Pricing here is individual; comparables matter, averages do not.

Remote purchase

Buying in Savyon without being in Israel

At this level the risks are legal and structural rather than market-related: plot boundaries, permissions, rebuild feasibility and the condition of an ageing house all need independent professional assessment.

  1. See it properly before you fly

Filmed neighbourhood files, uncut drives and walkthroughs do the work a viewing trip cannot: they show you the street at 8am, the walk to the shul, the building site next door and what the block actually backs onto.

  2. Get the tax position straight first

What you pay in purchase tax depends on whether you buy as an oleh, as a resident, or as a non-resident — and on Savyon prices the difference runs to serious money. Settle it before you make an offer, not after.

  3. Sort the mortgage from abroad early

Non-resident lending rules, loan-to-value limits and the paperwork Israeli banks want from foreign income all take longer than buyers expect. Start it in parallel with the search, not after you sign.

  4. Understand what a power of attorney does and doesn't cover

You can complete a purchase in Israel without being in the country, but the scope of the authority you grant, and how it is executed and notarised where you live, is something to get right in advance.

  5. Plan for owning it from where you live

Rental income, the tax track you elect, arnona, house committee, and who holds the keys when a tenant calls at 2am — the purchase is the short part; owning from abroad is the long part.

Savyon property questions we get asked

What kind of place is Savyon?

A small, low-density community east of Tel Aviv built around large private plots, consistently the most expensive residential address in Israel. It has a few hundred homes and no meaningful apartment market.

Why is it so expensive?

Plot sizes that are unavailable elsewhere in central Israel, a fixed supply, and decades of established prestige, in a position close to both Tel Aviv and the airport.

Are there alternatives to Savyon?

Ganei Yehuda, Yehud-Monosson and Kfar Shmaryahu offer something of the same character at materially lower prices, and are worth looking at before committing.

Can I rebuild a house in Savyon?

It is common — older houses are frequently bought to be demolished and replaced. Assemble the architect, engineer and legal team before buying the plot, not after.

Can I buy in Savyon from abroad?

Yes, and many owners are internationally mobile. The risks are legal and structural rather than market-related, and need independent professional assessment.
