What a Savyon drive actually shows you
Savyon is small enough to cover in one drive and expensive enough that almost nobody who watches will buy here. What the film is genuinely useful for is calibration — seeing what the top of the Israeli market actually looks like, and how it sits fifteen minutes from central Tel Aviv.
The drive runs the villa streets from the road. There is very little to show beyond that, and pretending otherwise would be padding.

The one thing a drive through Savyon will not answer
At this level the market barely functions as a market. A handful of properties change hands in a year, frequently without ever appearing publicly, and the price of any one of them depends on who wants it at that moment rather than on comparables in any meaningful sense.
That has a practical consequence: buying here from abroad is not a search process, it is a relationship process. If Savyon is genuinely the target, the useful work is being known to the small number of people who see these properties before anyone else — not watching portals.

What is the housing?
Villas on very large plots, with mature planting and low density. There is essentially no apartment stock.
How many properties change hands?
Very few — a handful a year, and frequently off-market. That scarcity is the defining feature of this market.
Is there an official average price?
No, and with volumes this low an average would be meaningless. Individual transactions are the only useful reference.
Can I buy here from abroad?
Yes, but not by searching. At this level properties often move privately, so the work is being connected to the people who see them first.
