What a Ness Ziona drive actually shows you
Ness Ziona is the quiet, correct answer for a certain kind of buyer, and almost no English-language material exists on it. An eight-storey height cap has kept the whole city low-rise, there is an unusual amount of parkland for its size, and the science park means a good share of residents work minutes from home.
So the camera runs the whole thing, because the case for this city is a visual one.

The one thing a drive through Ness Ziona will not answer
We will be blunt about the trade-off, because nobody else will. Ness Ziona has a very thin English-speaking infrastructure. There is no established Anglo community here in the sense Ra'anana or Modi'in would recognise, and families who need one usually find that out after they have moved.
For a buyer who does not need that — a returning Israeli, an olah with Hebrew, a family happy to look to Rehovot next door for community — this is one of the best-run small cities in the country. Which of those you are is the whole question, and no camera can answer it.

Is there an Anglo community in Ness Ziona?
Not a substantial one. This is the main trade-off of the city: quality of life is high but English-speaking infrastructure is limited, and residents generally look to nearby communities for it.
Why does Ness Ziona have a height limit?
The city has maintained an eight-storey cap, which is why it remains low-rise and green while much of the centre has densified. It also constrains new supply.
Does Ness Ziona have a train station?
No. Residents use Rehovot station next door, a short drive away, and route 431 for Tel Aviv.
How far is Tel Aviv?
Around twenty-five minutes by road outside peak via route 431. Ben Gurion Airport is a short drive.
Is Ness Ziona expensive?
It sits in the upper-middle of the central range — more than Be'er Ya'akov, less than Ra'anana or Herzliya — with houses at a premium because the cap keeps them scarce.
Should I look at Rehovot as well?
Almost everyone does, and the drive crosses the boundary for that reason. Rehovot has the Anglo community, the hospital and the station; Ness Ziona has the height cap and the parks.
