The one thing a drive through Yad Binyamin will not answer
This is a community market with a specific character, and it works extremely well for families who fit it. Prices and demand here track that community rather than the wider region, which means comparisons to Gedera or Yavne down the road tell you less than they appear to.
The practical caveat is growth: housing has arrived faster than services, and what is open today rather than planned is the question to ask — particularly the specific school your children would attend. Ask residents rather than the developer.
